When a rental property is in receivership, the receiver in rent will usually carry out essential repairs even if they do not take on the official role of landlord. This is because many, if not all, of the original landlord’s rights and obligations under the tenancy agreement are transferred to their mortgage lender who then appoints a receiver to manage the assets.
